For accommodation managed on behalf of third-party owners, the relevant accommodation provider may be identified in the booking confirmation or other booking documentation, where applicable.
2. Booking process
Before confirming a booking, the guest is shown the selected accommodation, stay dates, number of guests, total price, applicable fees, payment conditions and cancellation policy.
The guest can review and correct the information entered before completing the booking. A booking becomes binding when Prime Living sends the booking confirmation by email. The confirmation and these conditions may be saved or printed by the guest.
The person making the booking must be at least 18 years old or otherwise have the legal capacity to enter into the agreement and must provide complete and accurate information.
3. Prices and payment
All prices are shown in euros. The final amount displayed before confirmation includes the accommodation price and all applicable mandatory charges shown during the booking process.
Payment must be made in accordance with the amount, method and deadlines displayed before the booking is confirmed. If a required payment is not completed by the stated deadline, Prime Living may cancel the booking after notifying the guest.
Any optional service requested after confirmation may be charged separately.
4. Cancellations and booking changes
The cancellation policy displayed during the booking process and included in the booking confirmation applies to the reservation.
Any request to change the dates, number of guests or other booking details is subject to availability, acceptance by Prime Living and any resulting price difference.
In the event of a no-show, late arrival, early departure or voluntary reduction of the stay, no refund will be due except where provided for by the applicable cancellation policy or mandatory law.
Accommodation services provided for specific dates are excluded from the statutory 14-day right of withdrawal. Cancellation is therefore governed by the policy accepted at the time of booking.
5. Guest registration
Only guests included in the booking and legally registered before arrival may enter or stay at the property. The lead guest is responsible for providing accurate information for every member of the group.
All guests must complete the legally required registration process and provide valid identification before access details are issued. Failure to complete the registration may prevent check-in without creating a right to a refund.
6. Occupancy and use of the accommodation
The maximum occupancy is the number of guests stated on the relevant property page and booking confirmation. Only guests included in the reservation and legally registered before arrival may stay at the property.
External visitors, parties, events and gatherings are not permitted unless expressly authorised in writing.
The accommodation may only be used for temporary holiday accommodation and may not be sublet or used for illegal, professional or commercial activities without prior written authorisation.
The guest agrees to comply with the House Rules, the instructions provided before arrival and the rules of the residential complex, where applicable.
7. Arrival and departure
Check-in is available from 15:00 and check-out must be completed by 11:00, unless otherwise agreed in writing.
The exact address and access instructions are provided after confirmation of the booking and completion of the required guest registration.
Unauthorised late check-out may result in an additional charge where it causes extra costs or affects the following reservation.
8. Damage, additional cleaning and missing items
The lead guest is responsible for damage caused by any member of the group and must inform Prime Living immediately of any damage, malfunction or incident.
Prime Living may request payment for documented damage, missing items, unauthorised guests, replacement of access devices or extraordinary cleaning resulting from misuse of the accommodation. Ordinary wear and tear is excluded.
9. Swimming pools and communal services
Where the accommodation includes access to a swimming pool or other communal facilities, their use is subject to the residential complex’s rules, opening hours, maintenance requirements and temporary restrictions.
Temporary unavailability of a communal service outside Prime Living’s reasonable control does not automatically entitle the guest to compensation.
10. Serious breaches
A serious breach of the House Rules, including unauthorised parties, external visitors, excessive noise, smoking inside the property, illegal activity or exceeding the maximum occupancy, may result in immediate termination of the stay.
In such cases, the guest may be required to leave the property without a refund, without prejudice to any additional amount due for documented damage or costs.
11. Unavailability and force majeure
If the accommodation becomes unavailable for reasons attributable to Prime Living, the guest will be offered, where reasonably possible, suitable alternative accommodation or a refund of the amounts paid for the affected services.
Prime Living is not responsible for failures or interruptions caused by events beyond its reasonable control, without prejudice to the guest’s mandatory legal rights.
12. Liability
Guests are responsible for their personal belongings and for using the accommodation, its equipment and any communal facilities made available with the property responsibly.
Nothing in these conditions excludes or limits liability where such exclusion or limitation is prohibited by law.
13. Complaints
Any problem arising during the stay must be reported to Prime Living as soon as reasonably possible so that an appropriate solution can be attempted.
Official tourism complaint forms are available upon request. Consumers retain all rights granted by applicable consumer legislation.
14. Applicable law
These conditions and the booking agreement are governed by Spanish law. Any dispute will be submitted to the competent courts determined by mandatory consumer and jurisdiction rules.
If translations differ, the Spanish version will be used as the reference version, without limiting any mandatory consumer rights.
